What to Expect During a Home Showing: Tips for a Smooth Experience

If you’re getting ready to list your home, chances are showings will soon become part of your daily routine. While it can feel a little stressful to have strangers walking through your space, a well prepared home can make all the difference. 

Here is what you can expect, keeping in mind a few helpful tips to ensure that showings go smoothly.

1. Keep Home Clean and Clutter Free

Buyers want to picture themselves in your home, not dodging laundry baskets or tripping over dog toys. Do a quick sweep before every showing, make beds, clear countertops, and take out the trash. Always be sure to have the home in tip top shape.

2. Create a Welcoming Atmosphere

Light some candles or open the windows for fresh air. Turn on lights and open the blinds to make the home feel bright and open. Soft music at a low volume can be a nice touch as well. Although not necessary, these are just a few things that can give the space an at home feel.

3. Take Pets (and Yourself) Out of the House

Buyers need to feel comfortable exploring the home, and that’s hard to do if the seller (or their barking dog) is present. Try to leave 10-15 minutes before showings and plan a quick outing if you have pets.

4. Give Buyers Space to Imagine

Remove personal photos, medications, and anything highly specific to your lifestyle. The more “neutral” the home feels, the easier it is for buyers to picture themselves living there.

Home showings are one of the most important parts of the selling process. The more prepared and flexible you are, that faster your home will attract the right offer.
